Israel’s residential property market showed renewed momentum at the end of 2025. According to the latest Housing Price Index released by the Israel Central Bureau of Statistics, covering November–December 2025, home prices increased by 0.8% compared with the previous two-month period (October–November). This marks the sharpest bi-monthly rise since December 2024.

On an annual basis, prices were 0.4% higher than in November–December 2024, indicating modest year-over-year growth but a stronger short-term rebound heading into the new year. To better understand how this trend is reflected on the ground, a review of recent second-hand transactions across several cities highlights the wide range of pricing between regions and property types.

In Beersheba, a three-room apartment measuring 94 square meters on the fourth floor of a four-story building sold for 680,000 shekels. Another three-room unit of 76 square meters in a newer neighborhood changed hands for 880,000 shekels. A larger four-room apartment spanning 120 square meters, located in a high-rise building and featuring a 14-square-meter balcony, elevator access, parking, and a secure room, reached 1.44 million shekels. These figures suggest steady demand in the southern city, with pricing influenced by building height, amenities, and neighborhood profile.

In the coastal city of Ashdod, a 65-square-meter, three-room apartment with a 15-square-meter balcony in a mid-rise building sold for 1.73 million shekels. Proximity to the coast and established residential districts continue to support relatively higher valuations compared with southern inland markets.

Further inland, Modiin recorded some of the more notable transactions of the week. A mini penthouse with four rooms, measuring 87 square meters and including a spacious 25-square-meter terrace, elevator access, parking, and a secure room, sold for 2.88 million shekels. Another four-room apartment in the city, significantly larger at 135 square meters with additional outdoor space and full amenities, achieved 3.7 million shekels. These deals reflect Modiin’s continued appeal among buyers seeking newer developments and upgraded living standards within commuting distance of major employment hubs.

In Lod, a five-room apartment of 100 square meters in an eight-story building sold for 1.64 million shekels, underscoring the city’s relatively accessible price point for larger family homes.

Neighboring Ramla presented a varied picture. A compact 55-square-meter, three-room unit in a low-rise building sold for 1.18 million shekels. Meanwhile, a more modern 80-square-meter apartment with balcony, elevator, parking, and secure room in a high-rise tower commanded 1.93 million shekels. Another four-room apartment of 96 square meters with similar features sold for 1.71 million shekels. The spread illustrates how property condition, building type, and added features can significantly influence final sale prices even within the same city.

In Tel Aviv, price levels remained substantially higher. In the southern part of the city, a 96-square-meter, four-room apartment with a small balcony and full amenities sold for 2.54 million shekels. In the upscale Ramat Aviv Gimel neighborhood, a 100-square-meter four-room apartment in a mid-rise building achieved 4.775 million shekels, highlighting the premium commanded by established northern districts of the city.

Up north in Haifa, a 94-square-meter, four-room apartment in a two-story building sold for 1.55 million shekels, reflecting comparatively moderate pricing relative to the Tel Aviv metropolitan area.

Taken together, these transactions illustrate a market that remains highly segmented. While national data points to a modest overall rise, local dynamics vary sharply by city, neighborhood, building type, and amenities such as balconies, parking spaces, elevators, and reinforced rooms.

With prices showing renewed short-term growth and regional differences continuing to shape buyer behavior, market watchers will be closely monitoring whether the late-year uptick signals the beginning of a broader upward cycle or remains a localized rebound.
