Sales from developers remained dominant in February, with cash buyers accounting for over two-thirds of resales, showcasing Dubai's real estate market's robust start to the year.

A recent report from fäm Properties revealed that the primary market saw 11,351 sales transactions totaling Dh42.1 billion last month, compared to 5,628 resales valued at Dh18.6 billion.

More than 69% of all sales transactions in the secondary market were conducted in cash, surpassing levels seen in the first two months of 2025, which set all-time annual sales records in value and volume.

Data from DXBinteract indicated an 18.4% year-over-year increase in sales transactions last month, reaching Dh60.8 billion from 16,979 deals, representing a 5.1% increase in volume.

During the first two months of 2026, total sales transactions surged by 38.8% in value to Dh133.3 billion, with the number of deals rising by 13.32% to 34,452 compared to the same period in 2025.

CEO of fäm Properties, Firas Al Msaddi, emphasized Dubai's position as a dynamic real estate market, noting the city's growth and stability, making it a premier global destination for property investment.

February also saw a significant performance in Dubai's commercial sector, with office and retail sales reaching 804 deals worth Dh4.1 billion, marking an 81.5% increase in volume compared to the previous year.

Overall property sales in Dubai have shown steady growth over the years, with notable increases from 2021 to 2025, demonstrating the market's resilience and attractiveness to investors.

The highest-priced villa sold in February was a luxury property at La Mer for Dh350 million, while the most expensive apartment was sold for Dh226 million at The Alba Residences on Palm Jumeirah.

Properties above Dh5 million accounted for 12.68% of sales, with a distribution of 12.67% between Dh3-5 million, 18.14% between Dh2-3 million, 32.41% between Dh1-2 million, and 24.1% below Dh1 million.
